A garage door replacement normally requires a permit through Miami-Dade County or the municipality, and if the door is impact-rated it needs a Notice of Acceptance that matches the model, size and configuration installed.
We measure the opening, confirm the headroom and the jamb depth, and quote the door plus the hardware and the labour. The estimate is free and there is no published price list, because size, model and rating change the figure.
Usually. Older openings are often out of square or shallower than current standards, so we check the frame first and quote whatever modification is needed rather than discovering it on the day.
Installing a door is mostly not the door. It is the measurement, the framing and the final adjustment: an opening that is out of square, a headroom that is two inches short or a jamb that is not plumb will make any door perform badly, whatever the quality of the panels.
On a typical residential replacement we measure the opening and the headroom, check the jamb depth, and confirm what the wall will take as an anchor. The old door comes out, the track goes up plumb and level, the springs are matched to the actual weight of the new door, and the opener is set to the door rather than the other way round. The last step is the one that matters most and is the first one skipped by crews in a hurry: both safety tests, the photo-eye and the force reversal, with the door in motion.
On an impact door in Miami-Dade the paperwork is part of the job. The Notice of Acceptance has to cover the model, the size and the glazing or panel configuration being installed, and the anchors and track have to follow the installation method in that document. A rated door fitted a different way is not an approved installation.
Lead time depends on the model and the finish, and it is the first thing we tell you after measuring. What we do not do is quote a door over the phone for an opening nobody has measured.
