Hialeah is one of the oldest housing stocks in Miami-Dade: more than 90% of its homes were built between 1940 and 1999, with a median construction year around 1972. That means most garage doors here are on their second or third set of springs, and many still have the original single-piece or thin sectional door the house was built with.
The practical consequence is that repairs in Hialeah are usually mechanical rather than cosmetic: springs, cables, rollers and tracks, plus openers that were sized for a lighter door than the one now hanging on them.
Older openings also tend to have narrower jambs and shallower headroom, which limits which door and track combination will fit without modification. Measuring before quoting matters more here than in newer subdivisions.
Yes, that is most of what we see here. Doors from the 1950s to the 1980s are our normal work: springs, cables, rollers, tracks and openers sized for the door.
Usually yes, but the door has to be balanced first. Fitting a new opener to a door with tired springs just moves the failure to the motor.
Replacement of a garage door normally requires a permit through Miami-Dade or the city, and if the door is impact-rated the NOA has to match the product installed. We supply the documentation with the door.
